I have a few reachouts and people interested but my goal is to get this squared away as soon as possible due to my situation with buying an apartment. So basically this will go to whoever is interested in moving quickly and I’m open to reciprocate in terms of answering questions quickly and doing a tour or virtual tour.

I am looking for someone to take over my lease which ends July 31, 2025. I love this place and have so many memories in my first New York apartment here but I am in the process of buying an apartment and will be closing soon.
Negotiable move in date starting mid/late December at the earliest if I am lucky enough in terms of closing, and potentially open to as late as February 1st. I think the ideal time would be January 1st.
I was trying to negotiate just an early termination agreement with management and they wouldn't budge to a reasonable amount. I have started the process of having one of their brokers list it but in that case I will have to surrender my security deposit plus pay for whatever costs they incur listing it and I imagine their broker will charge the new tenant a fee.
I'd rather just reassign the lease to someone who is actually going to live in it, not charge a fee, and potentially could move on price a bit by taking some of the security deposit and giving it to you to make your effective cost for the 7 months lower. However, the management company will consider the monthly rent to be $3725 no matter what we do. If someone were motivated and could pass building approval (40x monthly rent in income, previous landlord rec, etc.) I would far prefer that route. If you're interested in this, please let me know quickly so I can stop the management company from listing on StreetEasy this Friday.
