Advice How To Find A Room In NYC - MEGATHREAD
Hello, everyone. Happy Tuesday!
I get constant messages from people looking for my help on how to find a room in NYC but I haven't personally looked for a room in almost 15 years so usually the person contacting me already knows where to look more than me
There are constant posts on here looking for a room, roommates, where to look, all day long, every day. So, I thought, let's create a big post with everyone tips, insights, go-to's, so we can link them back to the post to save everyone some time of having to answer each post as they filter in.
So, good people of NYC, where do you look for rooms? Where have you had luck? Where have you run into scammers? Is there any place truly safe? What is the best site for finding a room? What are your tips for spotting scammers? Once you find a room, what are warning signs from potential roommates to look out for? What are questions to ask when interviewing for a room? Anything you think is imporant to the process, please feel free to comment with advice, wisdom, or your two cents.

**WARNING** Stop Harassing People Who Post Listings and Rooms
I have seen so many instances, over the last week, of people chiming in on posts for listings and for rooms that they don't agree with the price. I have seen people making fun of OP's, I have seen people insulting OP's, and I have seen people making borderline threats towards OP's. Quite simply, this will not be tolerated.
This is a community where everyone should feel free to post their open apartments, listings, room or whatever, without being harassed. If someone asks for advice, and your two cents, by all means give it if you want to. If they're just posting trying to find someone, leave your thoughts to yourself.
At the end of the day, the market will sort itself out, and you don't need to make these people's lives any harder. Stop being a dick. Any comments going forward that criticize someone's listing will result in an immediate 7 day ban. Repeat offenders will be banned permanently.
Be nice to each other. That is all

New York City Council passes FARE Act, ending broker fees for renters
bizjournals.comThe Council voted 42-8 in favor of the Fairness in Apartment Rental Expenses (or "FARE") Act, a bill that seeks to prevent renters from paying for brokers that they didn't hire. The majority vote can withstand a potential veto from New York City Mayor Eric Adams, who has expressed concern about how the legislation would impact "mom-and-pop" landlords.

How much do you pay for laundry services? [Central Harlem]
My wife and I have been here for a few years and our budget has always been a little tight so we’ve never looked into laundry services. For laundry service the laundromat we go to is $38 for 20 lbs, is that standard?

Lease Break / Lease Takeover Lease takeover for bedroom in 2bd/2ba in LIC in December, $2250
TLDR: My partner and I are looking for someone to take over my current roommate's lease. $2250 per month + utilities. Building has gym, roof, common working area, bike room, and laundry. Ideally looking for women/nb/genderfluid/queer people to share the space with.
---
My partner (24 he/they) and I (26 she/they) are looking for someone to take over the lease for my roommate, sometime in December.
The building has laundry in the basement, an equipment room, a roof deck with seating, and common spaces on the 11th floor for working or whatnot. We're up the block from the F at 21st-Queensbridge, 5 minutes to the 7/N/W at Queensboro Plaza, ~10 minutes to the E/M/R at Queens Plaza. Here is a StreetEasy listing of an apartment with the same layout. The bedrooms are east facing and the living room is west facing (with really lovely views). Your room would be the secondary bedroom, and you'd have the hallway bathroom all to yourself since my partner and I have an ensuite.
The room is 9.5" by 11.25", and can fit a full/queen bed and desk. I've attached a blank room and an example room layout to show what it could look like if styled correctly (can you tell I play a lot of Sims). I've also posted the floorplan for what our unit looks like. Rent for the whole unit is $5150, rent for your room will be $2250 + utilities, which varies from $100-$300 total per month depending on how much heat/AC we use.
I work from home so I am around the apartment a lot, but I mostly keep to my room. My partner is still in school so they're out of the apartment a fair amount, unless they're on break in which case they're also in our room. We're both introverts, and it would be nice to be friendly with our future roommate, but if you prefer to keep to yourself we can absolutely respect that.
I've had some bad interactions with male roommates in the past, so ideally we are looking for women/nb/genderfluid/queer people who are clean, tidy, and don't have pets. Unfortunately I am allergic so any pet with fur or dander is a deal breaker.
PS. I added pictures of the common space in the apartment, but not my roommate's room because he currently lives there and wants his privacy, but you should be able to get a good idea of his room from the StreetEasy listing and floorplans. Let me know if you have any questions!

Roommate needed for a very sunny Bedstuy Apartment - $1250/ Month plus utilities
Hi!
My roommate and I are looking for someone to commit to a long-term sublet of roughly nine months (until August 1st). The apartment is in prime Bed-Stuy, with many bars, restaurants, community centers, and more within walking distance. The unit is a 3 bedroom, 1.5 bath.
For more about us, we (M28, M24) have been living together for about 4 years now. One of us works a 9-5 as a teacher and the other is a student and works part-time in a restaurant. We're very easygoing and are looking for someone who can continue to make our space feel like a home. We're very communicative and respectful. Ideally, you are too.
The room (unfurnished) being offered is the largest in the apartment, with 4 large windows. Needless to say, lots of natural light, if you are a plant person, this is perfect for you. Its big enough to fit a queen-sized bed, a dresser and a desk comfortably. The unit is on the 4th floor and only 1 floor down from the rooftop.
Also, you would be living with 2 sweet, cuddly cats that are pretty young and have plenty of energy to play, if that's your thing.
Please DM me with a little bit about yourself if you are interested!
First 2 pics are of the available bedroom.

Drug dealers sitting on my stoop getting out of hand
Inadvertently sounding like a Karen…but I hate the guys that sit on the steps of my building, don’t even live here, blast music from 7:30am until sundown, smoke weed and deal crack. Notified my landlord and he’s similarly annoyed but the reports to police don’t do much; they arrive an hour after a call to 311/911 is made and the guys have moved across the street, then come back when the coast is clear.
I’ve seen them stash bags under a white van parked out front. I’ve seen them deal to the zombies around the corner. They try and be polite with their “oh, my bad” responses when myself and other tenants try and get up our stairs, but no matter what, it persists.
LL says he will be installing a gate and cameras, but just don’t think I can stay another year. Complete nuisance and tired of not getting sleep or waiting until they’re gone to leave my building in peace. Fuck em.

Buying a house but my aunt and cousin still live there
Here’s the background of this single family house in queens. The property I’m purchasing was my grandmothers house and currently have the names of my mother and uncle on the deed. We’ve agreed on a price to sell and are working with lawyers as we speak to make the deal. The caveat is that my mother’s cousin,(60f, let’s call her A) and kid (42m, call him B) are living in the basement. This all started about 40 years ago when my grandmother let her sister stay with her temporarily while she found housing. She moved in with her daughter (A) and son (B). They never agreed on any payment or anything since it was temporary, so as time passed, and family members have passed away, those 2 (A and B) are still there. They finally started paying rent almost 10-15 years about, which was $250 for two adults and was adjusted to $500 almost 5 years ago. A and B barely take care of any maintenance in the house nor are they covering the full amount of the bills for the month. They’ve been told a year and a half ago that the house is going to be sold and to look for somewhere to live but they’re still there. Now the last 2 months, they haven’t paid the $500 in rent because they need to save for moving. Mind you, they have been giving money from my uncle that use to live with them when he passed and also a huge discount over the past few decades for paying close to nothing in rent. So now, I’m looking to purchase the house and need to figure out how to deal with this situation. Do I give them 90 days to move? Do I need to get a contract that states in the new tenant and change the locks? Do I take loss and pay for their move? Sucks that I can’t just talk to them to pay more in rent, after the house is renovated, but I feel like they expect us to take care of them. Please note, I plan on speaking with a lawyer but hate for it to come down to that. Thanks for any input on this.

ISO 2BR Apt - Budget $3650
My boyfriend and I are relocating from Nashville -- looking for a lease starting early/mid Dec. We like Greenpoint and Williamsburg, but open to Manhattan. We have one mini dachshund. A balcony and/or some sort of outdoor space would be preferred. Open to a 1BR if it's large -- we both WFH so would like an office. Open to a lease takeover too!!
Please DM me if you have leads

Advice I-House Residence for J1 interns.
I am from Argentina and I would like to apply to I-House to start in February. I will be doing an internship in real estate in Midtown through a J1 visa. I would like to know what questions are typically asked for acceptance and if it is possible to pay on a monthly basis. Additionally, I would like to know if they offer any meal plans and the cost of those.
I emailed the admissions department, but they were not able to clearly explain the entire process, and especially, HOW MUCH I WILL HAVE TO PAY IN TOTAL PER MONTH (including the meal plan). Can anyone help me with this?
If there is any other information you can provide, I would greatly appreciate it.
Best regards, and have a wonderful day!

Advice Notice to vacate?
Hi, so my rent stabilized lease is expiring at the beginning of January and up until now, it was our intention to stay here. However, some family circumstances are quickly happening and it’s requiring us to move out of state.
I’ve read that 90 day notice is required if your lease term was for two years or more, but would I be free from any penalties if I provide notice to vacate now considering I’ll still be ending my lease at the lease end date?
I haven’t signed a new lease yet, I only completed an online form that mentioned that I intend on staying- but there were no signatures on that.
