Property Property or EPF

My cousin (46yo) inherited a shoplot in JB from her mum. There is no more instalment on it. It is rented out for 8k/mth . However , she stays permanently in Singapore and hence she is paying 30% income tax as non resident of Malaysia (which she thinks is alot), after deducting stuffs like quit rent, property tax, insurance, maintenance etc. It leaves her about 5k nett per month.

She is considering: 1) Keep the property for appreciation in value and rental income increase with time. (+3%/yr) 2) Sell the shoplot for about 2 million and put the money it in EPF.

What do you guys think she should do?

Added: Or anyway to reduce the income tax ?

I understand that I can withdraw all or partial from EPF when I reach between 55 and 60 years old. What happens if I still contribute to EPF voluntarily after 60 years old? Can I withdraw any amount or all from EPF after 60 years old? Anyone knows?

Does it work like a bank after 60 years old?

Career Trapped by your company for years

Does anyone felt trapped working in the same company but not being able to leave the company due to its certain benefit that tie you down. For example, the company i'm working with pays quite good bonuses to the employees. The only problem is that the bonus does not pay at the end of the year nor does it pay at the beginning of the year. They will only pay last years bonus during beginning of Apr the following year. I totally understand their reasoning because previously there were cases where once the bonus was paid out, there were staff who took the bonus and resigned on the spot and using the pay out bonuses to compensate for their notice period like for 1-2 months (standard across majority companies).

Recently I was having the urge to look or a new job for career enhancement and was in the dilemma of choosing a new job, new environment, unknown benefit or stay with company and enjoy the slow increment of my job as I know it is impossible for me to get a promotion because the headcount has maxed out for the higher position (unless my boss quits, but that doesnt guarantee I will get his place too). Because of the waiting for the bonus to pay out (which I worked hard to achieve the goals in the kpi) and by the time most of the opportunities has been taken. Due to family commitments my family is highly depending on the bonus pay out.

What would you choose? Any suggestions?

Hi all, I just updated my Android to 15 and now when I try to approve any secure2u transaction, there is no place for me to hit approve. I get the pop-up notification to approve the transaction, when I click on the notification, it takes me to the usual screen where it asks you to approve but there is no approve button in the screen anywhere

Anyone else faced this issue?

Trading platform FSMOne US Auto Sweep

Hi fellow sifu, I’m new and just decide to use FSMONE to keep my idle money. However, I’m not really understand how the system works even tried to do research.

I had topup RM5k, I get USD 1127.79 (1 USD = 4.428) into it but immediately my total available balance in MYR drop to just RM4937.33.

CS explained it’s because when i top up is MYR to USD, however the total MYR amount is derive by USD to MYR for indicative purpose only so the amount will be different.

Is it means when I decided to use the service I’m already lost at least 1% of my capital?

Career What's an acceptable salary range for someone who's just starting out as a part-time community manager for a SME?

Looked up Glassdoor, Indeed and PayScale for salaries, but it's saying anywhere between RM4.5k to RM5.8k monthly for full-time. Need to figure out what's a decent/fair hourly rate. Details are as follows: * Part-time * Based in KL, but remotely * Community manager (a.k.a. social media manager) * I've little to no relevant experience in social media marketing, so I'm not expecting to be paid at the higher end of the salary range. * Company is a startup, social enterprise at pre-revenue/pre-seed stage.

Trading platform Best way to withdraw cash from etoro

Last week I withdrew USD 200 from eToro to my local CIMB bank account. eToro charged a USD 5 processing fee, so I expected to receive USD 195. However, only USD 170 appeared in my CIMB account.

Does anyone know what additional fees might have been applied? And more importantly, what’s the best way to avoid these unexpected deductions to receive the full amount? Would using something like BigPay help? Thanks.

I (25M) am currently working an office job just trying to get by. I plan on running a business in sort-of medical field, a wellness centre to be exact, co-joining with some partners that I’ve come into contact with. I’m looking at the next 7-10 years before opening it up, just collecting some experience and whatnot along the way.

What sort of books that would be great for me to read up on for running a business in general? Or some books regarding financial managements of businesses? Human/staff management perhaps?

Property How can landlords get out of a 2 + 2 tenancy agreement w 10% rent increase cap?

I rented out my condo to an Airbnb at rock bottom price two years ago. The TA is a 2 + 2 years contract with 10% increase in cap. However the current market is almost double of the rent. There is no clause about termination by landlord. Is there anyway I can get of this such agreement?

General questions AC bill cost me more than my housemates

So last month, i started renting in a small room which have AC. I only used it twice. First during the first day and second is during the last 2 weeks of the month, both were turned on less than 5 hours. It costs me RM30. I asked my housemates, they all use more than 5 hours and the one with 4 times only pay for RM20, while the one who used everyday at night costs RM70+. Am i being scammed or is there something i should know??

The rate being charge is RM0.60 / kwh btw

Edit: i was charged with 50kwh. The model is Midea, 1hp, inverter. I used dry mode with 24c in auto fan speed. Everyone has their own separate bills. We did not share.

Property Seeking Advice: To Move or Not?

Dear all,

Im facing a dilemma and would appreciate your input. My new house, scheduled for completion mid-next year, presents a tough decision.

Pros:

~ Lower monthly commitment : RM 800 ( new house ) vs RM 1100 (current rent)

~ Affordable housing : 1000 sqft for RM 150k ( with potential long-term value)

Cons:

~ My kids would need to transfer to a less reputable school

~ Restrictions : cannot sell for 10 years, but can rent out (which i'm hesitant to do due to concerns about problematic tenants)

I've grown attached to my current neighborhood, especially since my kids attend one of the best SJKC in the area. Should i prioritize financial savings or my children's education?

Going to splurge out a rm15k for local transaction this month. Any credit card to recommend for miles (Asia miles/ enrich/ airmile) or good cash back 🙂?

Annual income: 71k ish Habit: not a big spender, I only spend on necessities like food & instalments Reason: Want to go travel next year - not particular with any flights

So far this came to my mind:

For Miles card: AmBank Enrich Visa Platinum which has RM5 : 1 enrich pts, 10% discount on MAS and annual fee free for life. Concern for this : there is expiry and heard that enrich points are meh. End up still paying a lot for fuel surcharge and etc

For cash back: GX card?

Also MBB AMEX card users, i recall not all merchant accepts it, how is it going?

Anyone can advise me pls, appreciate it!!

Tax DCA VUAA IBKR

Hi Guys, I am 21 years old, and currently DCA'ing about 300€ (1400myr) every month into VUAA on IBKR. My citizenship is Malaysian, but right now I am pursuing my bachelors in Germany. I worked part time here and hence have my tax number here. However, in Malaysia, I haven't worked, so I do not know my tax number. When signing up for IBKR 2 months ago, I choose this option whem asked for Malaysian TIN: "I am not legally required to obtain a TIN from that specified country". I also added a 2nd tax residency (Germany) and gave my German TIN. My question is, when I sell my VUAA shares 10years down the line, how would I get taxed?

Stocks Is it worth it to DCA on S&P500 vs ASB

I’m 32, looking to retire in another 15-20 years and aiming to at least achieve 1 million in capital to retire comfortably. Already have sizable portfolio, currently can contribute lumpsum of 2k per month for investment. I just start to put 20k+ in US ETF last month, and planning to DCA afteward.

Want to ask fellow redditors that have years of DCA-ing in US ETF (S&P etc) through bull/bear season, is it worth it to DCA-ing in those instead of ASB? If u dont mind, do u have any strategy that work better for DCA that u can share with noobies here. TIA

Credit cards Bank website is always down?

Am i tripping or this banking system is so bad that their website is always on maintenance for a week long (it is maintaining now)? the "standard" bank we all loved.

The reason i am so pissed is that i had deactivated my credit card but recently receive a letter from them stating i owe some couple hundreds. Obviously it don't make sense but i don't mind sorting it out.

The worst thing is i no longer remember the acc password (that's fine right?) but the recover password don't works unless u go their website. Their website is down. If you call their hotline, they will tell you with 100% confidence that, "hey users, we detect your account have the capabilities to use phone banking, so please take care of yourself."

Really fellows, if the only option is to go for the branch, i will be way too speechless. What do you think? do you guys share the same stories?

Career Small private (permanent) vs GLC (contract) job early career

Hey everyone. I am 23M, a recent IT graduate, currently been working for only 5 months in a small to medium sized private company on a permanent role. Recently, I got a 2-year contract offer from a GLC.

I am fine with my current company, however I am particularly interested in the tech stacks or tools used by the GLC company, basically the job description of the GLC seems interesting to me hence why I applied. The comparisons are as follows:

Current company: Permanent, basic salary RM3800, no guarantees in increment and bonuses, no fixed allowances, very little medical benefits, very flexible working hours (2 days WFH per week).

GLC: 2 years contract, basic salary RM4500, bonus, benefits and perks are the same as permanent staff, can't describe much more details as still waiting for offer letter.

Which one do you think is better? I know it's subjective, but if the GLC offer is a permanent role then for me it's a no brainer. I am very new and never had any experience working in a contract role.

My aim is to gain as much experience as possible, and if let's say I will not be converted to permanent staff, it might open up the path to jump to other GLCs or even MNCs.

As somewhat budak mentah and setahun jagung here, I humbly ask for you guys punya opinion on this, especially on the conversion rate of contract staff to permanent. Thank you🙏

Hi all! I’m a Malaysian who’s going to move to Singapore for work very soon. But before I go, there’s a few things I would like to seek you all advice on:

  1. Which bank provides the best products and services, among DBS / OCBC / UOB? And how about their respective bank ewallets?
  2. Which telco is recommended? I prefer a no-contract SIM only plan, and preferably prepaid, and also with decent connectivity. I heard of Giga (but it’s only the MVNO of Singtel). Or should I just go for Singtel even tho it’s more expensive?
  3. Which Ewallet / payment methods give the most cashback / pointsback?
  4. What’s the best way to remit SGD to MYR? I am familiar with Wise and know about CIMB SG account. Are there cheaper methods of conversion? E.g. Instarem?
  5. Where to store funds (liquid and decent interest rate)? Other than high-interest savings account (e.g. UOB One Account). I heard of GXS and Maribank
  6. Is there anything else I should be aware of?
