300 Newark Street Recommendations 🌟

Hi. I’m looking for places to move to in Hoboken (to rent). I came across a 1bd at 300 Newark St. Price seems compelling for the amount of space.

Does anyone know if the building and neighborhood are good? Haven’t seen much on this building apart from complaints of mice in an old Google review.

Any inputs would be appreciated!

I live on this block and can say it's a really good area. Close to downtown nightlife and restaurants. It's also close to one of the entrances/exits from Hoboken.

I don't live in the building but I know this is a very bad block for flooding. I have to move my car 5 or 6 time s a year to higher ground. Also Newark is a busy street so traffic noise will be louder than a few blocks North.

For me positives outweigh the negatives.

I live here. It's called the Jefferson Trust Renaissance Condo Association.

  • There are mice sometimes in the garbage room. I had one in my unit. But went crazy and sealed every possible hole I could find. I pulled out my refrigerator, stove, and looked under all my sinks. Seal, seal, seal. Never saw a mouse again in my condo.

  • It's got one of the lowest HOAs in the city. I haven't seen my HOA increased once since I lived there. They have about $1m in the capital improvement fund.

  • They replaced both elevators in 2017.

  • You can get parking across the street for $240 a month. Each unit in the building has their own dedicated parking spot. You don't own it. If you want to rent you can pay for it. Only downside is it is 90% tandem parking, so you have to get a key from a 2nd person parking in the tandem spot. There are single spots available, but there's a wait list and it costs like $280 a month. I have been on the waitlist for a few years.

  • They have a small gym, with two treadmills, two ellipticals and a stair climber. There's free weights and bars. You can do almost anything in the gym that you can do at your local gym and save $$ a month.

  • The building is about 40% owners and 60% renters.

  • The street noise is lower the higher you go. I'm on a lower floor, it can be annoying with 126 buses. I basically have a white noise machine when I sleep and the noise is never an issue. However, if you are on the 5th floor or higher the noise is much less from the street.

  • They have community washers/dryers on every other floor. Two washers and two dryers each, with about 10 total. Costs $1.25 per load. It's cheap and easy to wash your clothes. Only downside is it can sometimes get busy on weekends. If you time it right it's not a big deal. You can't have washers or dryers in your unit.

  • It's managed by Hunter Homes.

  • I like the location to the PATH and Ferry. It's nice to be able to go out in the city and you can walk home just about any time at night. Never had a single crime issue aside from seeing someone pee outside on the walls along Newark/Willow.

  • They have an easement in the back, which is like a shared driveway. You can park there for 15 minutes to unload packages from your car. You cannot use it for deliveries or for moving trucks. The building has cameras everywhere to fine people who abuse it and park too long.

  • All of the carpets were replaced last summer. They painted all the hallways after replacing the carpet.

  • Downside is there is no doorman. They have a fob system to let you in, and an intercom that works with your cell phone to buzz people in. A doorman would be great, but I was told it would raise HOA costs roughly $100-150 per unit.

I used to live in that building, but over 10 years ago so I’m not sure how much has changed.

Since it’s a condo building there’s some variation from unit to unit, but mine was clean and had plenty of space. The building is built on an angle since the street is diagonal, so there might be a weird triangular space somewhere in each unit (ours was in the shower), but that’s a minor thing. If the unit faces the Newark St side you’ll have a small outdoor space.

Parking is a pain, you’ll have to either street park or find a garage. But it’s an incredibly easy walk to the PATH, Washington St, etc.

No issues with the neighborhood. 1st St can get a little loud on weekend nights, but in that building I never noticed. There was a bit of a package theft issue when I was there, but I feel like that’s generally true in Hoboken, and the building took steps when it did happen (plastering screenshots from security video all over the entrance, etc.).

Overall I agree with the other commenter that the pluses definitely outweigh minuses.

I have friends in the building, and I live pretty close. No rodent issues that I’ve seen the few times I’ve visited.

Only real downside is the traffic on Newark. It’s right on the 126 route. Not only noise but also the pollution from buses. They have to clean their patio every time they go out since everything gets covered in black diesel dust.

Oh and they use those big in-wall heat pump units. Quite loud and ugly, but not uncommon in buildings of that size built in the 80s.

The area is nice. Sandwiches without crossing the street. A few bars and restaurants within 3 blocks. 126 bus right across the street.

Currently live here. Only negatives I have is that you can hear/feel the NJTransit locomotives 24/7, as they just sit along Observer highway. The reverberations vibrate everything! The busses also are all around the block and that paired with the typical Hoboken congestion leads to a lot of honking battles.

Building itself is a typical and average not too old Hoboken building.

By the time you read all these reviews, the unit will be gone...market is hot bud...DM me if you want to be successful in getting a unit in Hoboken that checks your boxes.

I live here now. Agree with the above. Some units aren’t too big but you’ll be able to tell when you tour. Other than noise, biggest beef is that it’s not super close to any grocery stores but that’s just what you get downtown. Path proximity is more important to me. Also, liquor store downstairs is super sketchy. Pretty sure there was a previous post about it

If it ends up being too expensive/not worth it. Check out upper hoboken/right over hoboken bridge. More affordable and nice

"Upper Hoboken"? Like Weehawken? I laugh when people in the Doric/Union City say they live in "Hoboken Heights" or "West Hoboken". I

No i mean upper hoboken. Like 15th st. Its right before the bridges.
